Staines-upon-Thames Property Review

For years the town of Staines-upon-Thames would not have been considered a popular location to live and work but today the towns fortunes have changed. Located in the borough of Spelthorne, Surrey the area is well situated by its closeness to Heathrow Airport and the M4 and M24 corridor. UHY Hacker Young, a national group of accountants and business advisers, reported that Staines was the number one location for start-up businesses in the UK. Its also a part of Enterprise M3 Local Economic Partnership for the UK digital industry hub with 50,000 employees.


Local employers including Heathrow airport have 6,000 personnel many which live in the borough of Spelthorne along with other firms including BP, Shepparton Studios, British Gas and Wood Group Kenny.


The Government’s recent data for house price affordability index indicates that house price affordability in Spelthorne is significantly below the Surrey average.


The Office of National Statistics data that already in 2015 nearly 60% of the new residents to Spelthorne were from London an increase of 53% from 2013.


Other well known locations for commuters near Staines include Virginia Water, Walton-on-Thames, Weybridge and Windsor which have some of the most expensive real estate outside of London.


Commuters Dream


Until recently the Staines for the commercial and residential property market was viewed as being undervalued but the data collected by Knight Frank suggests that this situation is changing. One reason is the improving commute to central London has made the area more attractive along with the lower housing prices.


Getting to London Waterloo takes on average 37 minutes with the cost of commuting being less expensive in rail ticket prices than other surrounding locations such as Windsor and Virginia Water.


Starting in 2019 the Crossrail on the Elizabeth Line will ease the amount of time needed by commuters from Reading to Shenfield for reaching central London. Three stations for Crossrail serving Iver, West Drayton, Hayes and Harlington will be accessible by driving in 15 to 20 minutes. Travel to Bond Street will 26 minutes than currently 38 minutes. Canary Wharf and Liverpool Street stations will be within reduced travel times of 33 minutes and 40 minutes respectively.


Being planned for operation in 2022 is the privately funded £200 million Windsor Link Railway that will directly connect Staines-upon-Thames with Heathrow and provide better connections for Reading, Slough and Windsor.


In 2016 home prices in Staines-upon-Thames increased by 16.3% compared to 9.5% for the rest of Surrey however home prices for Staines-upon-Thames are 20% lower than the Surrey average.
